Advantages of Buying A Smaller Home : Open House Tips For FSBO'S

If you?re shopping for a home, you may be wondering how big a home you need. Bigger homes usually?
come with big price tag and for sure more of all the reasons for considering a smaller home.?

Less Cost
Not only will the home cost less in and of itself; heating up the place will also incur a minimal cost. Even replacing the roof or repainting will cost you less because there is less space to cover. As well, you will pay less for property taxes.

Less To Clean
A smaller home takes less time to clean, so you can spend more time with the family and less time vacuuming, dusting and maintaining the exterior. And that is certainly a welcome treat for most parents.

More Luxuries
Spending less on your home means that you have some disposable income to splurge on better vacations, nicer furniture and quality appliances. The space may be small, but it can still contain the hottest trends.

Easier To Organize
With small spaces, you are forced to maintain a more organized lifestyle, as storage space is limited. This will keep you in check when it comes to clutter and keeping things that you don?t really need.

Small Homes Easier to Sell?
Thanks to rising costs on everything from energy to furniture, selling a smaller home may be easier than selling a makeshift mansion. Price it right when you?re ready to sell and you will unload your small home a lot faster

Cozier
Something has to be said about a small space that allows for human intimacy. Fewer and smaller rooms means spending more time together doing what families are all about; being together.

Republican governors concerned about primary race

(AP) ? Democratic governors are bullish on President Barack Obama's re-election prospects, citing the improving economy and a Republican nominating contest that has exposed deep divisions in the party's base.

Republican governors insist Obama is vulnerable, but they say they are concerned the prolonged primary race has alienated independent voters and may have badly damaged the eventual nominee.

Democratic enthusiasm and Republican apprehension were both on display at the winter meeting of the National Governor's Association, an annual four-day conference where states' top executives gather to discuss policy and trade ideas on best practices but where politics is always close to the surface.

In interviews, many Democratic governors seemed almost giddy about Obama's chances of winning a second term.

They pointed to the improving employment figures, which have helped raise state revenues after years of painful budget cuts. The national unemployment rate stood at 8.3 percent in January, down from a high of 10 percent in October 2009.

"These Republicans that are running for president, they're so depressing. Cheer up!" Vermont Gov. Peter Shumlin said after Democratic governors left a White House meeting with Obama. "We've got some good news: a great president creating jobs, and governors who are seeing revenues rebound."

Even Democratic governors of some typically toss-up, or "purple," states in presidential elections, said they like Obama's chances.

"In a purple state people want to see results and they also want to see a level of collaboration and teamwork. I think he is going to win Colorado," the state's governor, John Hickenlooper, said.

Meanwhile, virtually no Republican governors were willing to predict their party's nominee would prevail in November.

Many lamented the drawn-out nature of the nominating process, in which the early front-runner, former Massachusetts Gov. Mitt Romney, has been weakened by the intense scrutiny of his wealth, business practices and shifts on issues as well as the unwillingness of conservative voters to rally behind his candidacy. Many conservatives have coalesced recently around former Pennsylvania Sen. Rick Santorum, Romney's latest strongest rival as the contest moves to primaries in Arizona and Michigan on Tuesday and 10 contests on March 6.

"I don't know anybody who thinks if you started out to design a good process to pick a president you'd choose exactly what we have now," said Indiana Republican Gov. Mitch Daniels, a former White House budget director who explored a presidential candidacy but ultimately decided against a run.

Daniels said he would not consider jumping into the race even if Romney were to lose Michigan. Some Republican leaders have said privately that if Romney does not prevail in Michigan ? a state where he was born and grew up and where his father served as governor ? the defeat could serve as an opening for a party heavyweight like Daniels to join the field.

Daniels, who has not endorsed a candidate, said he didn't believe a potential Romney loss in Michigan indicated unremitting problems with his candidacy.

"The problem I would worry about, and have all along, is that our side might not offer a bold enough and specific enough and constructive enough and, I would say, inclusive enough alternative to America," Daniels said.

Maine Republican governor Paul LePage suggested the drawn-out negativity of the contest could mean Republicans should reach for a new candidate strong enough to defeat the president.

"If they continue to beat each other up, then maybe we should get somebody unknown to go against Obama. They're damaging themselves," Le Page said. "It's like a marital battle. Somebody's got to apologize."

Some Republican governors voiced concern that social issues like contraception and gay marriage had at times eclipsed discussion of the economy in the presidential primary race.

"I do agree those social issues are not as significant as some of the economic and fiscal issues that really threaten our way of life," South Dakota Gov. Dennis Daugaard said, saying he was worried the debate over such issues might alienate uncommitted voters.

Contraception emerged as a hot button issue last month after the Obama administration announced it would require church-affiliated employers to include birth control as part of an employee's health insurance coverage. The decision drew outrage from Catholic bishops and other religious leaders, and Obama eventually retooled the requirement to say health insurers, not the religious groups themselves, must pay for the coverage.

Many Republicans, including the leading presidential candidates, slammed Obama for what they called government infringement on religious liberty. But their hard line risked making the candidates look as though they were anti-birth control ? particularly Santorum, a Roman Catholic who has said he believes contraception is harmful to women.

The problem was further compounded when Virginia Gov. Bob McDonnell, a rising Republican star widely considered a contender for the vice presidential nomination, backed a controversial bill that would have required women undergo a vaginal ultrasound before receiving an abortion.

McDonnell backed down this week, asking the bill's sponsors to require a less invasive ultrasound procedure instead. But the controversy drew national attention and scorn from women's groups.

Pennsylvania Republican Gov. John Corbett said he wasn't concerned that social issues had become part of the presidential campaign, saying such topics are top concerns for many Republican voters. But Corbett, who hasn't endorsed a primary candidate, said the discussion would shift once a nominee is chosen.

"It will be the economy, the economy, the economy and it will be jobs, jobs, jobs. And I think that's exactly where it should be," Corbett said.

Understanding the Process of Wealth Creation

One of the most common misconceptions about wealth is that the only way to create it is by earning a lot of money. A big salary does not guarantee wealth. The process of wealth creation requires more than just having a big income. You have to find a way to retain majority of that income, or to make it work for you.

?

The hardest part of this process is retaining your wealth. There are many ways to make your money work for you, but you?d be surprised to know that there are even more ways you can lose your savings with just a few bad decisions. So many people have spent years saving only to lose all of it in a single, poorly planned transaction.

?

Preserve your wealth by avoiding situations that can severely compromise your financial status.

Here are some ways that you can avoid a financial collapse:

?

  1. Get some financial advice.

The most common cause of a severe financial collapse is a lack of financial literacy. Just because you were able to save some money doesn?t automatically make you a financial savant. The skills and characteristics you need to save money are different from those that you might need for the wealth creation process. There are complexities and subtleties in the financial world that some people have been studying for years. It may require a minor investment on your part, but getting financial advice from a person with an advanced degree in financial management is not a bad investment to start your financial journey with.

?

  1. Don?t pay old debts with new debts.

Debts are the bane of your financial efforts.

There is no way you can begin the process of wealth creation with old debts weighing you down. However, there is no quick way to get rid of debt. You either have to find ways to earn more or find ways to spend less and slowly chip away at those debts. The worst thing you can do is to get a loan to pay off a loan. When you?re in debt, the last thing you need is more debt. Just the interest fees from the debts you incur are debilitating enough to eventually cause a complete financial collapse. Debt is really hard to overcome. This is one of those situations where the best cure can only be prevention: don?t get into debt in the first place.

?

  1. Make a business plan before you start a business.

A business plan is probably the most important aspect of a start-up business that is most often ignored. It?s amazing how many first-time business owners don?t even make a plan before they start. There are several reasons why a plan is good for a business: it determines the feasibility of a business, identifies the target market, organizes financial requirements, and provides several contingency plans just in case things don?t work out the way they should. If you want to avoid a financial collapse, you have to embrace the idea of planning. The process of wealth creation requires a lot of preparation. If you don?t have the patience for planning, you don?t have what it takes to be successful.

?

  1. Pay your loans on time.

With regard to mortgages, debts and loans, there is one term that you should always be wary of: compound interest. If left unchecked, the compound interest, penalty fees, and annual fees of your debts can snowball and increase exponentially over a short period of time. A principal loan of $100 with an annual addition of $10 at 10% interest can balloon up to $434 in 10 years. In other words, you?re paying 4 times the amount you borrowed. Now add a few zeros to that equation and you?ll soon realize how compound interest can easily cause a financial collapse. In the process of wealth creation, you have to make compound interest work for you and not against you. The only way to leverage compound interest to your advantage is to pay your loans on time and to keep your bank savings intact.

?

  1. Know exactly how much you?re spending.

Can you honestly say that you know exactly how much you?ve spent last month? Most people can?t. Unfortunately, most people spend a lot more than they think they do; they have a tendency to grossly underestimate how much money they spend. They forget to include the small expenses. However, it?s the small expenses that usually break the bank. $7 spent daily on cigarettes over a week amounts to $42. That?s $2226 spent over a year and $22,260 spent over a period of 10 years. That?s the price of a brand new car. What if you?re sustaining more than just a smoking habit? You can avoid a financial collapse by knowing exactly how much you spend. Wealth creation is about money management. You can?t manage your money unless you know exactly how much you?re managing. Spend a week with a notebook and take note of every penny you spend to get a real number on how much you?re really spending.

?

In the process of wealth creation, a few calculated risks have to be taken. Some risks don?t go as well as others do. But it?s all part of the game. Your path to wealth is not going to be easy. There are going to be some failures involved. Don?t let these failures discourage you. Some of the wealthiest people in the world have gone through a complete financial collapse or two. The key is to be resilient. Don?t give up and make smart decisions. No one becomes a financial genius overnight. Learn from your mistakes; sooner or later you?ll stop making mistakes and find a path towards great success.

How I Spent My Shower Vacation: Part One | The Waiting

Last Friday I left Fayetteville for my baby shower weekend in Memphis. So as not to attract too much attention to my very pregnant belly, I clad myself in billowy scarves and jackets and ? hurrah! ? no one commented on my state at the airport. Honestly, I don?t think I fooled anyone, and you?ll see why later in the post when you see pictures of my bump at the shower*. But both of my flights were so short (only about 45 minutes apiece) that it probably wasn?t worth it to the airlines to get too nervous about me pumping out a baby on their tiny regional aircrafts. So crisis ? err, minor annoyance ? averted.

*Dear Lord, she just used the word ?bump? to describe her physique. What is the world coming to? I apologize and swear that I won?t be abdicating my blog for a stint at Us Weekly anytime soon.

Jerry likes to sit on tables to remind us occasionally that he is a dog, contrary to popular belief.

The next day brought the shower. I actually got a decent amount of sleep the night before because when I got to my mom?s house on Friday night, we watched TV in her bed and I completely conked out there. Her little dog Jerry (we use the term ?dog? very?loosely because Jerry is indeed a little man) wedged himself between us and his breathing served as a nice substitute for the calming tones of Sleep Sheep. You?ll recall that leaving Sleep Sheep with Ben during my trip was a major point of concern, but as usual Jerry came to the rescue.

So I awoke as refreshed as I could be for the day. I was a little sad when my Aunt Janice called to say that she couldn?t make it because she woke up with a really bad cold that morning and didn?t want to?contaminate?me, but one thing I?ve learned from life in general is not to work myself up too much over disappointments, no matter how large or small they may be. Very few things are ever really as bad as they seem at the time. I love my aunt and I?ll see her again.

My mom and I loaded into the car and headed over to the lovely home of Mary Beth, my besfrinn Cameron?s mom who generously opened her gorgeous home for our soiree. This place makes me so happy I can?t even stand it. Not only is it an amazing space because of the time and creative energy Mary Beth and Cameron?s dad David have put into it, but it is always filled with love and warmth. I equate it with genuine love and relaxed hospitality, also the hallmarks of their family. Mary Beth?s sister Ellen also made the trip from North Carolina to join the shower, so her?presence there made it extra special.

Ellen and Mary Beth, our hostesses for the day

The food was fan-tas-tic. This really was no surprise to me, though, because Cameron is herself quite a gourmet and she gets it from her family, who were incidentally the people who converted me to Indian food years ago. My multi-talented friend Melissa made some wonderful punch that I wouldn?t mind having on an IV drip if it ever comes to that. The pentacle of deliciousness at the party was the grasshopper cake: chocolate with minty icing. Yeah, SO GOOD.

Om Nom Nom

I love my friends for about a gazillion reasons, and they found yet another way to endear themselves to me at the shower by choosing games that were neither gross (ie, putting smashed up chocolate bars in diapers) nor embarrassing to me (making guests guess the diameter of my midsection). My old friends from college Melissa and Emily choose fun games that I LOVED, especially the one where guests were instructed to put a paper plate on their heads and draw a portrait of Bebe.

Plate Heads

The one that ended up winning was the portrait on the right, featuring what appears to be Bebe in the middle of a heave. Pretty accurate, no?

Gamemaster Emily shows off the finalists.

Needless to say, Bebe is now fully-equipped to enter the world due to the generosity of my family and friends. She now officially has more clothes than B and if things continue at the rate that they seem to be going, soon she?ll have more than me, too. Lucky gal! Seriously, she got a pair of Toms. TOMS. I want Toms, too!

For my cool, hipster philanthropist baby

A little embarrassed for not knowing what the heck this thing is

I am clearly not an active parent, though, given the fact that I didn?t even know what several of the items that were gifted to us even were. I opened the Bumbo seat which I have since been instructed helps the baby learn to sit up properly, and announced, ?Yay! A toilet seat for the baby!? Everyone quickly and worriedly corrected my gaff as if I were ready to set the baby up and let her poop in it right then and there. I have a lot to learn.

Luckily, there were a *couple* of recognizable items. Namely, the beautifully smocked dresses and collars my mom made for me nearly thirty years ago and has saved for our Bebe. She brought a beautiful pink dress and some collars to the shower, but it?s just a sampling of the myriad of truly stunning clothing she made for my brother and me back when we were small and will soon be passing to Bebe. Seriously, folks, I can?t begin to describe what a treasure these items are.

So, yeah, it was an awesome shower. I think that?s pretty obvious. My friends and family made it exactly as I would have hoped it would be. They understood when I started zoning out near the end, in need of a substantial nap. Now THAT is love!

Aunt Patrice, my MIL Sidney, me, and my Mom

Gotta be honest, though, and say that the icing on the cake for the day was having besfrinn Cameron at the shower. If you follow my blog with any regularity, you know that she?s the sister I never had and I love her like mad. If Miss Bebe is anything like her Aunt Cameron, I can assure you that all will be right with the world.

*****

Stay tuned for Part Two. Let?s just say that the weekend certainly took an unexpected turn the next day. And no, I DID NOT go into labor. Geez, guys, trust me, you?d know if that happened!

Nokia teases with imaging-themed video ahead of MWC

Well what do we have here? Nokia just posted a delightful little video on its YouTube channel hinting at some kind of announcement during Mobile World Congress next week. The imaging-themed video entitled "Get ready to capture a pure view" shows beautiful snowy landscapes and uses words like detail, depth and definition. While we've enjoyed Nokia's recent foray into all things white, the company's current imaging flagship is getting a bit long in the tooth. Could this be about an N8 successor running Windows Phone? Guess we'll have to wait until Monday to find out.

AP source: Obama seeks 28 percent corp. tax rate

President Barack Obama, accompanied by Vice President Joe Biden, talks about the importance of the payroll-tax cut and jobless-benefits extension compromise that bi-partisan House and Senate conferees reached last week, Tuesday, Feb. 21, 2012, in the Eisenhower Executive Office Building on the White House complex in Washington. (AP Photo/J. Scott Applewhite)

(AP) ? President Barack Obama is proposing to cut the corporate tax rate from 35 percent to 28 percent and wants an even lower effective rate for manufacturers, a senior administration official says, as the White House lays down an election-year marker in the debate over tax policy.

In turn, corporations would have to give up dozens of loopholes and subsidies that they now enjoy. Corporations with overseas operations would also face a minimum tax on their foreign earnings.

Treasury Secretary Timothy Geithner on Wednesday was to detail aspects of Obama's proposed overhaul of the corporate tax system, a plan the president outlined in general terms in his State of the Union speech last month.

Chances of accomplishing such change in the tax system are slim in a year dominated mostly with presidential and congressional elections. But for Obama, the proposal is part of a larger tax plan that is central to his re-election strategy.

The corporate tax plan dovetails with Obama's call for raising taxes on millionaires and maintaining current rates on individuals making $200,000 or less.

The 35 percent nominal corporate tax rate is the highest in the world after Japan. But deductions, credits and exemptions allow many corporations to pay taxes at a much lower rate.

Under the framework proposed by the administration, the rate cuts, closed loopholes and the minimum tax on overseas earning would result in no increase to the deficit.

That means that many businesses that slip through loopholes or enjoy subsidies and pay an effective tax rate that is substantially less than the 35 percent corporate tax could end up paying more under Obama's plan. Others, however, would pay less while some would simply benefit from a more simplified system.

The official said the Obama plan aims to help U.S. businesses, especially manufacturers who face strong international competition. Obama's plan would lower the effective rate for manufacturers to 25 percent while emphasizing development of clean energy systems. The administration official spoke on condition of anonymity to describe what the administration will do.

The New York Times first reported details of the plan in its online edition early Wednesday.

Many members of both parties have said they favor overhauling the nation's individual and corporate tax systems, which they complain have rates that are too high and are riddled with too many deductions.

The corporate tax debate has made its way into the presidential contest. Former Massachusetts Gov. Mitt Romney has called for a 25 percent rate, former House Speaker Newt Gingrich, R-Ga., would cut the corporate tax rate to 12.5 percent, and former Sen. Rick Santorum, R-Pa., would exempt domestic manufacturers from the corporate tax and halve the top rate for other businesses.

While Obama has been promoting various aspects of his economic agenda in personal appearances and speeches, the decision to leave the corporate tax plan to the Treasury Department to unveil signaled its lower priority.

What's more, the administration's framework leaves much for Congress to decide ? a deliberate move by the administration to encourage negotiations but which also doesn't subject the plan to detailed scrutiny.

Obama's plan is not as ambitious as a House Republican proposal that would lower the corporate rate to 25 percent.

Still, Obama has said corporate tax rates are too high and has proposed eliminating tax breaks for American companies that move jobs and profits overseas. He also has proposed giving tax breaks to U.S. manufacturers, to firms that return jobs to this country and to companies that relocate to some communities that have lost big employers.

Geithner told a House committee last week that the administration wants to create more incentives for corporations to invest in the United States.

"We want to bring down the rate, and we think we can, to a level that's closer to the average of that of our major competitors," Geithner told the House Ways and Means Committee.

White House economic adviser Gene Sperling has advocated a minimum tax on global profits. Currently many corporations do not invest overseas profits in the United States to avoid the 35 percent tax rate.

Super Tuesday 2012 Not Same Animal from Four Years Ago (ContributorNetwork)

[unable to retrieve full-text content]ContributorNetwork - The Washington Post reports Mitt Romney is using super PACs to his advantage. He has raised $37 million since last year through Restore Our Future. The political action committee spent $13.9 million in January while it brought in $6.6 million. Corporations can now give unlimited amounts of money to campaigns because of a 2010 Supreme Court ruling, and a good portion of that money will be used for advertising and support in Super Tuesday states March 6. Romney needs a strong showing to supporters to prove he is a viable GOP candidate.
